Since it is sold with a bill of sale only, & no title ~ I would definitely find out what the laws in your state are regarding obtaining a title with a bill of sale purchase. Sometimes that can be a small nightmare. Also, if you are buying from out of state, & then trying to title with only a bill of sale, it can be even more problematic.
What state are you in again?
Also, I would look REALLY CAREFULLY at the corners, since this is painted. It doesn't say anything at all in the ad about re-taping all the seams, or if any rot was fixed, or anything at all about the actual structure, which sort of leads me to believe that it's that lipstick on a pig thing that vikx was talking about.
It is true, you are going to have to do some work on a camper within the $5k range, HOWEVER, you should be able to get something that is camp ready in that range as well. Unfortunately, camp ready doesn't necessarily mean painted or pretty, it really means stable, towable, structurally safe, with little to no rotten floors or walls.
This one has a great look to it, it's as cute as that other one from the 70's, but again, I would ask for the before pictures, just to make sure. And whomever is going to look at it, have them take an ice pick & poke the corners & underneath & such, to see if it's rotten in the walls & seams. You wouldn't want to spend $4k on a paint & curtains job if that all has to be torn out to fix the rot underneath the skins.

I'm in TN. As far as I know, we don't need a title for it. They changed the law last year I believe. Then again, I could be wrong. I know we don't have to have one for our trailer (that we travel with). And from what I read, it falls under the same category and is considered a trailer.

Paint again. And all electric appliances. This limits your camping locale to r. Parks with hook ups, quite a change from what you are used to and expensive. Take an ice pic and poke around all the sills where the bottom of the walls are, and open up and look behind everything. They didn't paint good looking wood. There was something unsightly to paint over and hide.
Notice they put trim over all the seams where walls meet instead of the original melting. They could have easily repaneleled over old panels and hidden the evidence with those seams. I suspect that is what has been done.
Paint an often just lipstick.

Lol! I need to post a picture of our "tent". We only camp in RV spots that have hookups. We have a Kodiak canvas tent with an attached, enclosed awning. When set up (usually takes about 2 hours) it has a queen air mattress and bunk bed cots for the boys. Our 3 dogs also sleep in it with us. With space in between the two beds. I'm not a primitive camping kind of gal. Before I got married, my parents had campers. So although I feel like I'm primitive camping in our tent...I know we arent. We even bring our portable AC. One of the biggest reasons we're now searching for a trailer is that we always see people pull in and there they are. While it takes us hours to set up and break back down. Lol!

Aha, not the typical tent camper...ok, so you should definitely enjoy the ease of setting up with a trailer, and having instant access to things when you pull over to the side of the road to get a quick lunch together for the family. That is why we didn't go pop up. Although, plenty of people make trailer camping a very elaborate set up outside too. If you will always be camping nearby and in trailer parks, you can get away with no bathroom or shower. Wish you had access to our inventory out west! That's new wood on the roof, around the vent ~ sure does look cute, though! What is that black tape sorta potty looking thing, do you think? That looks like a pretty cute trailer.

Yeah he replaced some of the wood, even though I am not sure what all. It is cute, I think a mobile scout. It has busted tail light, missing water fill so hole in wall, the compartment door is locked but was replaced (I think) with a vent. Has new tires, fridge, microwave. The window unit was there when he got it so no window for replacing. I did not see any evidence of leaks. However, when underneath I did see some rot in the rear wall for sure. He coated the roof with the silver stuff prior to painting. Could be right for some but for me I would not go near the asking price. the cot surprised me, it is the canvas type but has a mattress put on it. Not sure what you are asking about the "potty looking thing"?

Yeah that thing is weird and not going to support an average American today. I couldn't believe it had four sleeping areas in that amount of space! It looks pretty campable right now. If it had been a little bigger with a real bathroom, I would have considered it.

I guess you are seeing part of the dinette seats. There is a small space between the kitchen cabinets and the dinette. It has really cute little little lights installed up above the dinette that run on battery. Look like bicycle lights of some type. He said they work when hooked up to the tow vehicle.

My computer is asking weird so can't pull up the craigslist ad you linked. I did see it in person and it is def. not a scam. So if it is listed there that one is a scam.
